Basement waterproofing systems, explained
Surface water shows up as stains near the top of the wall. Groundwater shows up as efflorescence and rust at floor level. Which one you have decides everything that follows — so here is what each fix actually involves.
Water in the basement after heavy rain
If a storm rolls through and you end up with puddles on the slab, a damp musty smell, or a tide mark along the wall, the water is telling you exactly where it got in. Reading those signs correctly is the whole job.
Extended dampness and high humidity in a basement lead to mould growth, and long exposure to spores is a genuine health risk for the people living upstairs. Water that shows up only after a downpour usually points at surface water: gutters overflowing, downspouts discharging at the foundation, or a grade that slopes back toward the house. Water that is present in wet seasons regardless of rain points at groundwater rising under the slab.

French drain & interior drainage systems
An interior perimeter drain is the most reliable way to take water out of a finished or occupied basement without excavating your yard, driveway or patio.
Interior drainage is recognised by B.O.C.A. (Building Officials and Code Administrators) as an effective method of controlling basement water. The system drains groundwater from alongside the footing and from beneath the slab, then channels it — through a French drain, PVC pipe or a patented channel product — to a sump pit, where a pump lifts it out of the building.
Wall conduits such as dimple board or membrane are fastened to the foundation and lapped over the new drain, so moisture coming through cracks, pipe protrusions and decaying mortar is guided down into the system instead of running across your floor.
In practice the sequence is simple: water enters at the wall/floor joint or through cracks in the foundation wall; a perimeter trench drain intercepts it before it reaches the room; a vapour barrier on the wall collects seepage and drip-moulds it into the trench; the drain carries everything to the sump; the pump discharges it away from the house.

Sump pump installation & full water management
A drain moves water. A pump gets it out of the building. Deciding how much of each your house needs is the difference between a system that works for thirty years and one that floods the first time it is really tested.
A French drain is a passive underground system: a trench along the inside of the footing, a perforated pipe, and gravel around it. Water collects, enters the pipe and is carried away by gravity. It is quiet, has nothing to fail mechanically, and needs somewhere lower than the basement for the water to go — which not every property has.
A sump pump does not care about gravity. The pit sits at the lowest point of the basement, and when the water reaches the float the pump lifts it out and discharges it away from the foundation. It handles sediment far better than an unprotected drain line, and it is the only option when there is no downhill outlet. The trade-off is that it depends on electricity and on moving parts, so a battery back-up matters in a region that loses power in exactly the storms that cause flooding.
Most of the systems we install are a combination: perimeter drainage feeding a properly sized pit, a primary pump, and a discharge line run far enough from the house that the same water does not simply come straight back. We will walk you through the advantages and disadvantages of each for your specific basement before you commit to anything.
Basement leak repair & wall seepage
Concrete and stone resist water well, but over decades small voids open in the masonry, mortar joints fail, and block absorbs moisture. That is when a dry basement quietly becomes a damp one.
The first step in every job is identifying the root cause. Sometimes the answer really is gutters and downspouts that are no longer doing their job, and we will tell you that rather than sell you a system. Our pressure relief piping is one option among several, and which one is right depends on your house, your soil and how the water is behaving.
Where seepage is coming through the wall itself, a waterproof membrane applied to the exterior face of the foundation addresses both flooding from heavy rain and groundwater pushing through brick or block. Where the water is arriving under the slab, regrading the floor or installing a piped-and-pumped system is the more durable answer.
A constantly damp basement is not only a nuisance — it is the ideal environment for toxic mould, and standing water after a flood turns an entire finished level into an expensive repair. We would rather deal with it before it reaches that point.
Exterior foundation waterproofing
Excavating to the footing and sealing the foundation from the outside stops water before it ever touches your structure. It is the most thorough approach, and on some houses it is the only correct one.
Floods and storm-water runoff wear down cement foundations over time. Left alone, a foundation starts to crack, cracks promote seepage, seepage causes water damage, and water damage brings mould and rot that eventually undermine the structural integrity of the building.
Exterior work begins with an inspection of gutters, downspouts, grading and existing drainage. We then apply a membrane to the foundation and exterior basement walls so that neither surface water nor groundwater can penetrate the cement or brick, and pair it with drainage at the footing so hydrostatic pressure has somewhere to go.
The benefits reach past a dry floor: protecting wiring, paint, pipework and insulation; preventing the damp conditions that support mould and mildew; keeping stored possessions undamaged; slowing further deterioration of the foundation; reducing the wet timber that attracts termites; and maintaining the structural integrity of the house as a whole.
Basement mould removal & air quality
Mould in a basement is a symptom. Removing it without removing the moisture that fed it just resets the clock.

It thrives inside drywall and often colonises wall cavities where nobody is looking. Remediation runs alongside the drainage work, not instead of it: we address the reason the basement is damp, remove compromised building materials, and inspect drywall, insulation and flooring for anything that has been affected. Foundation repair & structural damage from water
Water goes wherever it likes. When it goes into the foundation, the repair bill is no longer about a damp floor — it is about the structure holding your house up.
There are several routes to foundation damage, and water is behind nearly all of them: an unwaterproofed basement letting moisture into timber until it splits, mould and mildew in a crawl space eating into structural members, or hydrostatic pressure working on the wall year after year.
Soil holds moisture, so any poorly ventilated area in contact with dirt will stay damp indefinitely. Forming a vapour barrier — encapsulation — over exposed earth in a crawl space removes that source. In the basement, sealing the structure keeps water out of the timber before splitting, rot and mould begin.
You can have a foundation repaired at any time. But if the condition that caused the damage is still there, you will be repairing it again in a few years, and that becomes very expensive. The repair and the waterproofing belong in the same conversation, which is why we handle both.
